A new condominium or executive condominium (EC) unit comes with a 12-month Defects Liability Period (DLP). During the DLP, the developer has to fix defects that show up. The catch is that you have to find and report them first, and most developers now expect a clear, itemised list, often submitted through an app such as NOVADE.
Our condo defect check covers the whole unit: the interior, balconies, bathrooms, kitchen, and the fittings and appliances the developer supplied. We record every defect, and if your development uses NOVADE, we can enter the defects straight into the app so you can submit as soon as we finish.
Condo and EC defect check packages
Our DLP packages cover condos and ECs as well as HDB flats. The prices below are “from” rates. The final price for a condo or EC unit depends on its size and layout. Contact us for a quote

NOVADE and developer defect forms
Many developers manage handover defects through NOVADE, an app where owners log each item with a photo and location. If your condo uses NOVADE, we fill in the app for you rather than sending a separate photo report, so your list is ready to submit when the inspection ends. If your developer uses a paper or online defect form instead, we can fill that in.
Before the inspection, check your handover pack for:
– the developer’s defect submission method (NOVADE, another app, email or form);
– any submission deadline or batch dates the developer has set;
– your login details for the app, if one is used.
What we check in a condo or EC unit
Architectural
- Ceilings and walls: seepage stains, cracks, uneven paint and damaged cornices or bulkheads.
- Floors: hollow or cracked tiles, uneven joints, chips and scratches on timber or vinyl.
- Fixtures and fittings: doors, windows, sliding panels, locks, wardrobes, kitchen cabinets and hardware.
- Balconies and planters: finishes, railings and signs of water collecting.
Mechanical
- Piping condition: visible pipework under sinks and around water heaters.
- Water pressure and drainage: every tap, shower and floor trap.
- Water ponding: bathroom, balcony and yard floors should fall towards the drains.
Electrical
- Electrical points: switches and power points, checked one by one.
- Appliances: testing of the developer-supplied appliances, such as hob, hood and oven where fitted, so faults are logged within the DLP.

How the condo and EC DLP works
New private condos and ECs are sold under the standard Sale and Purchase Agreement set out in law. Its defects clause works roughly like this:
- Length: 12 months.
- Start date: under the current standard agreement, the DLP starts on the date the developer actually hands over vacant possession, or on the 15th day after you receive the documents listed for that stage of the payment schedule, whichever comes first. Older agreements count the 12 months from receipt of the Notice of Vacant Possession. Check the clause in your own agreement.
- Developer’s response: the developer must fix a defect within one month of receiving your notice.
- If it isn’t fixed: you can give written notice with a contractor’s quotation. If the developer still doesn’t do the work within 14 days, you can have it done yourself and recover the cost from the developer, including from the sum held by the Singapore Academy of Law as stakeholder.
Because the DLP can start before you actually receive the keys, don’t delay the inspection. Our
Singapore homeowner’s DLP guide compares HDB, condo and EC rules side by side.
Our process
- WhatsApp us with your development name, unit size and handover date.
- Get the unit ready: turn on water and electricity if possible so we can test flow, drainage and appliances. If they’re not on, we check gradients with a spirit level.
- Inspection day: we go through the unit systematically, then take you through our findings.
- Submission: we enter the defects into NOVADE or fill in the developer’s form, and send you the report with photos.
- Joint and final inspections (Silver and Gold): we coordinate with the developer’s team and attend, so each item is checked off against the original list.
- Ongoing help: offsite consultation stays available afterwards if you have questions.

When should I book a condo defect check?
Book once you know your handover date, and schedule the inspection as soon as possible after you get access. Because the 12-month DLP can start before key collection, an early inspection gives the developer time to fix items and leaves you room to re-check them.
Can you submit the NOVADE app for us?
Yes. If your development uses NOVADE, we enter the defects into the app during the inspection instead of preparing a separate photo report, so you can submit straight away.
Do you inspect executive condominiums (ECs)?
Yes. ECs are handed over by private developers, and the standard EC sale agreement has a 12-month DLP with the same one-month and 14-day steps as private condos. Our inspection scope is the same.
What about common-area defects?
We focus on your unit. Defects in shared areas are usually raised with the developer and, later, with the MCST. If we notice something obvious near your unit, such as a corridor issue, we’ll tell you.
How much does a condo defect check cost?
Our DLP packages start from $95 (Bronze), $145 (Silver) and $245 (Gold). The final price for a condo or EC depends on unit size. Contact us for a quoe] Send us your unit size on WhatsApp for an exact quote.
