What every inspection covers
Whatever package you choose, the inspection covers the same three areas:
- Architectural: ceiling seepage, wall and floor cracks, hollow tiles, and fixtures and fittings.
- Mechanical: piping condition, water pressure and drainage, and water ponding.
- Electrical: electrical points and appliance testing.
The packages differ in how many visits we make and how much of the follow-up we handle for you, not in how carefully we inspect.
Which package should I choose?
New BTO flat, condo or EC (DLP inspection)
- Bronze suits you if you’re comfortable handling the joint inspection with the BSC or developer yourself. You get a full inspection, the report, and submission of your list.
- Silver suits you if you’d rather have us at the joint inspection and the final check, to point out each item and confirm it’s been fixed properly. This is the most common choice for first-time owners.
- Gold suits you if you’re renovating during the DLP. It adds a post-renovation inspection, so you can check your contractor’s work as well as the developer’s.

Buying a resale flat or condo, or renting out a unit
The
General Defects Inspection (from $200) is a one-time inspection with a detailed report. Buyers use it to understand a property’s condition before committing. Landlords use it before or after a tenancy. See

Just finished renovating
The
Post Renovation Inspection (from $200) includes two visits. The first finds defects in the renovation work. The second checks that your ID or contractor has fixed them before you move in. See

What affects the final price
- Property type: HDB flat, condo, EC or landed.
- Size and layout: larger units and more bathrooms take longer to inspect.
- Number of trips: joint, final and post-renovation visits are what separate the packages.
- RICS-certified inspector: available at an extra charge.

What’s the cheapest option for a new BTO flat?
The Bronze DLP inspection, from $95. It covers one full inspection, a report with photos, and submission of the defect list to the BSC.
Is post-renovation inspection included in any DLP package?
Yes. The Gold package (from $245) includes one post-renovation inspection. If you only need a renovation check, the standalone Post Renovation Inspection starts from $200 and includes two visits.
How much extra is the RICS-certified inspector?
It’s an additional charge on top of the package price. Contact us for a quote. Ask us on WhatsApp and we’ll quote it for your property.
Do you charge to reschedule?
Rescheduling is unlimited, which helps when handover dates change.
