Landed homes are bigger and more varied than flats. A terrace, semi-detached house or bungalow can have several floors, more bathrooms, outdoor areas and years of additions and alterations. That means more places for defects to hide, and more at stake if they’re missed. We inspect landed homes for owners collecting a newly built house, buyers looking at a resale property, and families finishing a major renovation or rebuild. Every landed property is different, so we quote each job separately.

To quote accurately, we need the property type (terrace, corner terrace, semi-D, bungalow), the number of storeys and bathrooms, the approximate built-up area, and whether it’s a new handover, a resale purchase or a post-renovation check. See our price list for our other services.

Who this is for

New landed homes from a developer

If you bought a new landed home from a licensed housing developer, the standard Sale and Purchase Agreement gives you a 12-month Defects Liability Period (DLP). The developer must fix a notified defect within one month. If it doesn’t, you can give further notice with a contractor’s quote, and after 14 days have the work done yourself and recover the cost. Check the DLP start date in your own agreement; our DLP guide explains how it’s worked out. A thorough inspection early in the DLP gives you the full list to send.

Resale landed purchases

Like other resale property, landed homes are sold as they are (caveat emptor). An inspection before you commit shows you the condition of the house and what repairs to budget for. See also resale home inspection.

After A&A works, rebuilds or renovation

When your contractor hands over after additions and alterations (A&A), a rebuild or a major renovation, an independent check helps you raise defects before the final payment. See post-renovation inspection.

What we check

We use the same three-part scope as in all our inspections, applied across every floor of the house.

Architectural

  • Ceiling seepage: staining or damp patches, including below bathrooms and upper-floor wet areas.
  • Wall and floor cracks: location and extent, noted room by room.
  • Hollow tiles: indoors and in covered outdoor areas.
  • Fixtures and fittings: doors, windows, sliding doors, staircases and railings, built-in carpentry and sanitary fittings.

Mechanical

  • Piping condition: visible pipework and connections.
  • Water pressure and drainage: taps, showers and floor traps on each level.
  • Water ponding: wet areas, balconies and covered outdoor areas.

Electrical

  • Electrical points: switches and sockets throughout the house.
  • Appliances: testing of fitted appliances that can be run on the day.
Roofs, external walls and outdoor areas: Structural concerns: our inspection records visible cracks and signs of distress. It isn’t a structural engineering assessment. If we see something that needs an engineer’s opinion, we’ll say so in the report.

Landed inspection checklist

Before or during an inspection, it helps to check:
  • [ ] Ceilings below every upper-floor bathroom for stains or damp
  • [ ] Staircase: railing firmness, step finishes, cracks at landings
  • [ ] Every bathroom: ponding, sealant, flushing, water pressure
  • [ ] Balconies and terraces: fall towards drains, tile condition
  • [ ] Doors and windows on every level: operation, locks, sealant
  • [ ] Switches and sockets on every floor
  • [ ] Signs of past repairs, such as patched paint or replaced tiles, that may hide old problems

Preparing for the inspection

  • Turn on water and electricity so we can test flow, drainage and electrical points on every level.
  • Make every room reachable, including stores, roof terraces and service areas you want included.
  • Have your documents ready: the developer’s handover pack or defect form for a new home, or your contractor’s scope of works after A&A or renovation.
  • Allow enough time. Multi-storey homes take longer, and it’s worth walking through the findings together at the end.

Landed property inspection FAQ

How much does a landed inspection cost?

Landed homes vary too much for a single price, so we quote each one. Contact us for a quote Send us the property type, size and number of storeys on WhatsApp.

How long does a landed inspection take?

Longer than a flat, depending on size, number of floors and condition. We’ll give you an estimate when we quote.

Is this a structural inspection?

No. We inspect for defects and record visible cracks and signs of distress. For structural questions, you’d need a professional engineer. We’ll flag anything that looks like it needs one.

Do new landed homes have a DLP?

Landed homes bought new from a licensed developer under the standard Sale and Purchase Agreement come with a 12-month DLP. Check the clause in your own agreement for the start date.

Can you inspect after my A&A works?

Yes. A post-renovation-style inspection after A&A or a rebuild helps you raise defects with your contractor before the final payment.
